Preliminary Estimate

In this step, we provide you with a preliminary estimate which may be given in our first consultation, initial meeting, or subsequent meeting. This estimate is intended to provide you with an approximate cost so you are able to determine whether to invest your energy and resources toward your home. 

Design

Comprehensive Design

A great project starts with a well-thought-out design, quality and healthy products, and great craftsmanship. As a design-build company, we focus on design, building science, material use, and construction. This gives you, the client, a well-scheduled, on-budget, health and performance-focused home with a design that aligns with your lifestyle.

Below you’ll find an outline of our comprehensive design process. These will be steps we’ll take together as we design your home, leading up to the construction. This process is meant to be enjoyable and collaborative in nature. It may involve sketches, computer models, drawings and plans, and material samples; many different parts and ideas coming together to form the completed whole. This is the very thing that makes custom design so exciting and memorable. We create it together based on your specific situation, land and needs. At the end of this process, you’ll have a thoughtfully designed home and the shared experience of designing it.

Schematic Drawings

You’ll receive a design questionnaire to complete and return. This will assist in the programming, scale, site analysis, and budgeting for the design. Following the review of the questionnaire, the Client will receive tailored schematic floor plans. These plans are very basic and present massing, orientation, room adjacencies and spatial flow.

Design Development

In this phase, the Client will choose or give feedback on the preferred schematic. Together we will refine the floor plan to suit your needs, wants and dreams. This includes floor plans, elevations, and renderings.

Bid Drawings

During the bid drawings, Metzler Home Builders creates a plan set as to which we can formally present you, the Client, with a contract and price. This phase reveals additional details including cross sections, details and materiality.

Permit Drawings

Plans are detailed for permit submission and municipal approval.

Construction Drawings

In this phase, any changes and iterations requested are implemented and the plans are updated for the complete construction of your home.

Plan Catalog Design

The plan catalog approach to your design involves referencing plans in our archives and those we have built from before. In general, this process is going to be quicker and more cost effective on the front end with our design services, as well as typically resulting in a more efficient and budget friendly build. 

Plan Selection/Bid Set

In this initial stage, there are conceptual floor plans and schematic renders shared, as we discuss the desired finishes and features that are important to be included in your home. This information allows us to create the bid set of plans.

Specifications

The specifications will be developed based on those same discussions that guide us to completing the bid set of plans. Once the plans and specifications are developed, we then solicit bids from our trade partners and suppliers. A meeting to review the specs and initial pricing will follow. The pricing we present at this stage will generally include lump sum allowances for selection items such as floor covering, lighting, cabinets, countertops and appliances.

Selections

After the initial pricing has been presented, you will begin working closely with our selection coordinators through the material selection process. This will involve meetings in our design center as well as connecting you directly with our preferred vendors for certain items.

Contract

After your selections are confirmed, we will update our specs, plans, and pricing, and prepare our building contract for your review. After signing the final specification sheet and contract, we will then move to the financing stage. At the time of signing the contract, we will receive a deposit toward the cost of the build. This amount will be based on the total cost.

Financing

We have several preferred local lenders that we can recommend for the construction loan process. As an alternative to this process, some clients are able to provide private funds to finance the project. In this case, we would agree to a draw schedule which defines certain milestones of construction when we would receive payments. 

Permitting

Finally we move to the permitting phase, which is the last step before construction begins. Building and zoning permits will be applied for and obtained. It’s possible that other permits and approvals will have been secured earlier in the process.
