How long does it take to build a custom home?

The majority of our custom homes take approximately 5-6 months to complete. However, there are many variables and some of the more complex and detailed homes we build can take closer to a year to construct. More simple and efficient homes may take less than 5-6 months to complete.

How can I finance my custom home with Metzler Home Builders?

Our financing process is for our clients to utilize a construction loan. We have several preferred local lenders that we can recommend for the construction loan process. The lender will review all documentation related to the build, order an appraisal of the specs and plans of the build, and schedule a closing prior to the start of construction. During the build, we, as the builder, will request draw payments at certain milestones. The lender will send an inspector to verify those items have been completed, and in turn, they will then release the funds to us.

You as the borrower will pay interest only on those funds that have been released to us through the process of the build. At the end of the project the loan will convert to a conventional mortgage with terms that you have agreed to with the lender.

As an alternative to the construction loan process, some clients are able to provide private funds to finance the project. In this case, we would agree to a simple draw schedule which states the certain milestones of construction when we would receive payments. This will generally be about 4-5 times through the process of the project.

Do you allow me to use my own sub-contractors?

In general, no, we prefer to use our own sub-contractors and trade partners to ensure the excellence we expect in our product, and also to provide you the best experience possible in terms of schedule and process. In the spirit of flexibility, there may be times we make exceptions to accommodate a specific circumstance you may have.

Can I manage a portion of the new home project myself and use Metzler’s for only a portion of the build?

No. At this time we are only pursuing jobs that we have the opportunity to manage from start to finish. This allows us to better manage the project schedule and uphold our standards of excellence.

Do I have to work with Metzler Home Builders for the design of my home?

There are many other architects and home designers you may work with to complete this step. However, although not a requirement, we prefer to build relationships with you while our staff guides you through our design process.

FAQs (Additions/Renovations Edition)

How long will it take to complete my addition or renovation?

The uniqueness of each addition or renovation makes this question difficult to answer. Many additions and renovations can be completed in 3-5 months. Some of the more simple and efficient renovations may take as little as 4-6 weeks to complete. If you plan to live in your home during an extensive renovation or addition, it may require completing the project in several phases. While this allows you to remain in your home, it will extend the time to complete the work.

How can I finance my addition or renovation with Metzler Home Builders?

There are several different approaches to financing your addition or renovation. The type of financing available to you is dependent on your financial status and the equity you have in your home. We have several preferred local lenders that we can recommend for the financing process. The lender will review your status and make recommendations on the best options to finance your addition or renovation.

Do your employees do all the work or do you use sub-contractors?

We do utilize sub-contractors. While our team could complete every aspect of your project, we find that those committed to specific trades can provide the same quality of work more quickly since they are doing it every day (i.e. drywall finishing). This results in providing you with a high quality project at a more efficient cost, in a shorter length of time. One of our project managers will be dedicated to working with you throughout your entire project. They are your main point of contact during construction and are available to respond to any questions or concerns about your project.
